Wireless kits are cheap and fast to deploy. Wired buses are boring and last twenty years. Here is how to choose.
If the walls are already closed and you rent, wireless is the pragmatic answer. Mesh protocols such as Zigbee and Z-Wave handle lighting, sensors and locks perfectly well when the network is designed with enough mains-powered repeaters.
For a building under construction, a wired KNX bus is almost always the better investment. It is vendor-neutral, immune to Wi-Fi congestion, and keeps working when the internet does not.
In practice we deploy hybrids: KNX for lighting, shading and climate, wireless for the retrofit corners nobody wants to re-plaster.
