Pre-purchase electrical inspection of an older flat, Ziabari, Rasht

The brief

A buyer who liked an older flat in Ziabari but had no idea what state the wiring was in. The seller said the electrics were “recent”. The buyer wanted to know what spending lay ahead before signing.

How it was done

1. 01 Board checked: breaker types, presence of an RCD, and breakers matched to cable sizes
2. 02 A sample of sockets and switches opened in each room to see cable and connection condition
3. 03 Insulation tests on the circuits and continuity of the earth conductor to the sockets
4. 04 Building earth resistance measured and its connection point checked
5. 05 Signs of heat damage and damp looked for in boxes and behind the board
6. 06 Written report separating urgent work, work that can wait, and what is sound

The outcome

The report showed the room wiring was fairly recent, but the board had no RCD and the earth was broken in the kitchen and bathroom. The buyer went into negotiation with the report in hand and a clear list of work to do before moving in.
